The Challenge
Walker Street Holdings was developing a new 18-storey premium commercial office tower in North Sydney and required a state-of-the-art smart building platform that would achieve a 5.5-star NABERS Energy rating, attract premium tenants and provide a future-proof technology foundation. The brief called for seamless integration of HVAC, lighting, energy metering, lifts and access control, along with tenant-facing comfort controls and sustainability dashboards.
Our Solution
We designed and delivered the complete building automation solution from base build through to commissioning and NABERS assessment. Distech Controls ECLYPSE controllers manage all HVAC plant and floor-level VAV systems, while Allure ECLYPSE room controllers provide tenants with touchscreen comfort control in every zone. Janitza UMG meters installed at 120 measurement points feed into GridVis for real-time energy monitoring and NABERS Commitment Agreement reporting. The entire system is integrated via Niagara N4, with the Sync Edge Gateway enabling real-time data streaming to the building's tenant app and owner analytics platform. Automated demand response sequences participate in the local network operator's peak demand reduction program.
